Industrial vacancy rates are likely to decline from 11.7 percent in the first quarter of this year to 10.9 percent in the first quarter of 2013.Annual industrial rent is expected to rise 1.8 percent in 2012 and 2.3 percent next year. Net absorption of industrial space nationally is seen at 40.6 million square feet this year and 57.7 million in 2013.
Retail vacancy rates are forecast to decline from 11.9 percent in the current quarter to 11.0 percent in the first quarter of 2013. Average retail rent should rise 0.7 percent this year and 1.2 percent in 2013. Net absorption of retail space is projected at 9.9 million square feet this year and 23.9 million in 2013.
The multi-family sector is likely to see vacancy rates drop from 4.7 percent in the first quarter to 4.5 percent in the first quarter of 2013.Multi-family vacancy rates below 5 percent generally are considered a landlord?s market with demand justifying higher rents. UCF regained the lead after a four-run fifth inning that included Carrillo's homer and an RBI single by junior Darnell Sweeney.
The bottom two hitters in the lineup for UCF, Carrillo and senior Travis Shreve, led the charge for the team offensively, accounting for five hits and three runs scored.

TAMPA, Fla. (AP) ? A 17-ton haul of silver coins, lost for two centuries in the wreck of a sunken Spanish galleon, began its journey back to its home country on Friday after the deep-sea explorers who lifted it to the surface lost their claim to ownership.
Two Spanish military C-130 cargo planes took off after noon from a Florida Air Force base with 594,000 silver coins and other artifacts aboard. They were packed into the same white plastic buckets in which they were brought to the U.S. by Tampa, Fla.-based Odyssey Marine Exploration in May 2007.
"These are emotional and moving moments for me and all my colleagues behind me," Spain's ambassador to the United States, Jorge Dezcallar de Mazar, said Friday. He stood on the windy tarmac at MacDill Air Force base, flanked by an entourage of more than two dozen Spanish officials and others.
"History will make us who we are, and today we are witnessing a journey that started 200 years ago," he said. "This is not money. This is historical heritage."
The planes were expected to make two refueling stops and land about 24 hours later at one of two air force bases in Madrid in a high-security operation.
Odyssey made an international splash when it discovered the wreck, believed to be the Nuestra Senora de las Mercedes, off Portugal's Atlantic coast near the Straits of Gibraltar. At the time, the coins were estimated to be worth as much as $500 million to collectors, which would have made it the richest shipwreck haul in history.
The Mercedes was believed to have had 200 people aboard when it was sunk in 1804.
Spain went ahead with transporting the treasure despite a last-ditch, longshot claim to the treasure by Peru.
On Thursday, the Peruvian government made an emergency appeal to the U.S. Supreme Court seeking to block transfer of the treasure to give that nation more time to make arguments in federal court about its claim to being the rightful owner. But that appeal was denied Friday by Justice Clarence Thomas.
Peru had argued the gold and silver was mined, refined and minted in that country, which at the time was part of the Spanish empire.
U.S. courts had previously rejected claims by descendants of the Peruvian merchants who had owned the coins aboard the Mercedes.
Peru's ambassador to the United States, Harold Forsyth, said the nation would seek redress in Spain via diplomatic channels.
"The ship departed from the port of Callao (adjacent Lima) with a cargo of coins minted in Peru, extracted from Peruvian mines with arms and sweat of Peruvians," he said.
Peru did not gain its independence until 1824, but its lawyers have argued that it was more than a simple colony, being the local seat of the Spanish crown, when the treasure-laden ship was sunk two decades earlier.
Peruvian cultural authorities say their country's legal case would have been stronger if it had signed the 2001 U.N. Convention on the Protection of the Underwater Cultural Heritage, which states that countries of origin have priority in deciding the fate of cultural artifacts found in shipwrecks.
Odyssey ? which uses a remote-controlled submersible to explore the depths and bring the tiniest of items to the surface ? had previously argued that it was entitled to all or most of the treasure. The Spanish government filed a claim in U.S. District Court soon after the coins were flown back to Tampa, contending that it never relinquished ownership of the ship or its contents. A federal district court first ruled in 2009 that the U.S. courts didn't have jurisdiction, and ordered the treasure returned.
Odyssey had argued that the wreck was never positively identified as the Mercedes. And if it was that vessel, the company contended, then the ship was on a commercial trade trip ? not a sovereign mission ? at the time it sank, meaning Spain would have no firm claim to the cargo. International treaties generally hold that warships sunk in battle are protected from treasure seekers.
Odyssey lost every round in federal courts trying to hold on to the treasure, as the Spanish government painted them as modern-day pirates plundering the nation's cultural heritage.
The company has blamed politics for the courts' decisions since the U.S. government publicly backed Spain's efforts to get the treasure returned. In several projects since then, Odyssey has worked with the British government on efforts to salvage that nation's sunken ships, with agreements to share what it recovers. Company officials said the ruling against them may lead to other deep-sea explorers refusing to share information about their claims with governments. They declined to comment further Friday.
Odyssey has said in earnings statements that it has spent $2.6 million salvaging, transporting, storing and conserving the treasure. But it is not expected to receive any compensation from the Spanish government for recovering it because the European nation has maintained that the company should not have tried to do so in the first place.
"I would expect that the companies would respect historical heritage and respect the law of the sea," Dezcallar de Mazar said. "And the law of the sea states that no matter how (much) times goes by, a sunken man-of-war belongs to the flag."
In Madrid, the Spanish Culture Ministry recently said the coins are classified as national heritage and must stay inside that country, where they will be exhibited in one or more Spanish museums. It ruled out the idea of the treasure being sold to ease Spain's national debt in a country grappling with a 23 percent jobless rate and a stagnant economy.

MESA, Ariz. (AP) ? Rick Santorum is looking for another upset or two, while Mitt Romney is hoping to keep his leading rival at bay in the run-up to the 20th debate of the race for the Republican presidential nomination.
"I wouldn't be here if I didn't think I could do well," the former Pennsylvania senator told supporters Tuesday after arriving ahead of any of his rivals for pre-debate campaigning in Arizona, a state that has long been assumed safe for Romney.
Both Arizona and Michigan hold primaries on Feb. 28, but until recently, at least, the similarities seemed to end there.
Polls have long shown Romney with a solid lead in Arizona, where all of the 29 delegates at stake are reserved for the top vote-getter in the primary. As a result, neither he, Santorum, Newt Gingrich nor Ron Paul has devoted much time to the state.
Television ads have been scarce, as well. None of the candidates has run commercials, and Restore Our Growth, an outside group that has played a major role in Romney's success so far in the campaign, is the only organization to pay for ads.
In Michigan, by contrast, Romney's lead in public and private surveys began eroding earlier this month when Santorum won upset victories in caucuses in Minnesota and Colorado and a non-binding primary in Missouri on a single night. Now the one-time front-runner campaigns as though he is behind.
Not surprisingly, Romney, Santorum and their allies have poured money into television ads in Michigan ? about $5 million combined, with additions made Tuesday for the race's final week.
While Wednesday's debate is in Arizona, the stakes are heightened because some previous encounters have had an impact far beyond the state where they were held.
Most notably, former Texas Gov. Rick Perry never recovered from his failure to recall the third of three federal agencies he wanted to abolish. His lapse came in a debate in Michigan last November.
And Romney righted his campaign a month ago when he excelled in a pair of Florida debates after losing the South Carolina primary to Gingrich.
Romney campaigned in Michigan on Tuesday, and was pulled into a discussion of social issues by questioners at a town-hall style rally in Shelby Township.
Asked how he would defend religious liberty, he said President Barack Obama's administration has "fought against religion" and sought to substitute a secular agenda for one grounded in faith.
"Unfortunately, possibly because of the people the president hangs around with, and their agenda, their secular agenda ? they have fought against religion," he said.
Obama's campaign seized on the characterization, calling Romney's comments disgraceful and likening them to recent comments by Santorum. The former Pennsylvania senator said recently the president holds a "phony theology," then insisted he wasn't attacking the president's faith, but his environmental views.
Republicans have accused Obama of violating religious liberties when the administration recently announced that except for churches, most employers would be required to make birth control available as an insurance benefit as part of the health care overhaul Congress passed in 2010. The White House backtracked, but not enough to satisfy conservatives.
Romney, who has had trouble winning the votes of tea party advocates, said they should be in his corner.
"I think the tea party would find it very interesting that Rick Santorum voted to raise the debt ceiling five times without getting compensating reductions in spending," Romney said, echoing the campaign ads his campaign and his allies are airing in Michigan.
Two thousand miles away, Santorum was cheered by a survey that showed a tighter-than-expected race in Arizona. He was repeatedly applauded during an appearance at a Lincoln Day luncheon held by the Maricopa County Republican Party.
"You can speak loudly on Tuesday that you want someone who's going to stand up and fight the insiders, fight the establishment, someone who has a track record of doing it," he said.
His reception was even better several hours later at a campaign rally.
Santorum "is just rock solid. He's sincere, honest," said Mary Muir, who said the rally was the first political event she has attended in 50 years.
Rich Kulok, 73, of Mesa, who also attended, said he was solidly for Santorum.
"I believe in the things he's saying," said Kulok, who worked in management and construction before retiring. "I'm dead set against abortion." He said Santorum "seems more genuine than the other guys."
"I think Romney will tell you anything you want to hear, depending on what city you're in," he said.
Gingrich has scarcely been a factor in either Michigan or Arizona, except indirectly.
His decision not to campaign in Michigan so far has allowed Santorum a chance to compete against Romney without also having to fend off a rival for the votes of conservatives.
Paul, though, has weighed in against Santorum.
He began running a new ad Tuesday that challenges Santorum's claim that he is a conservative on spending issues. It also notes the former senator voted to raise the debt limit five times, and says Santorum supported legislation that created a prescription drug benefit under Medicare.

Study posits a theory of moral behavior

Why do some people behave morally while others do not? Sociologists at the University of California, Riverside and California State University, Northridge have developed a theory of the moral self that may help explain the ethical lapses in the banking, investment, and mortgage-lending industries that nearly ruined the U.S. economy.
For decades, sociologists have posited that individual behavior results from cultural expectations about how to act in specific situations. In a study, "A Theory of the Self for the Sociology of Morality," published in the February issue of the American Sociological Review, Jan E. Stets of UC Riverside and Michael J. Carter of CSU Northridge found that how individuals see themselves in moral terms is also an important motivator of behavior.
Those bankers, stockbrokers, and mortgage lenders whose actions helped cause the recession were able to act as they did, seemingly without shame or guilt, perhaps because their moral identity standard was set at a low level, and the behavior that followed from their personal standard went unchallenged by their colleagues, Stets explained.
"To the extent that others verify or confirm the meanings set by a person's identity standard and expressed in a person's behavior, the more the person will continue to engage in these behaviors," Stets said of the theory of moral identity she and Carter advance. "One's identity standard guides his or her behavior. Then the person sees the reactions of others to his or her behavior. If others have a low moral identity and do not challenge the illicit behavior that follows from a person's identity standard, then the person will continue to do what he or she is doing. This is how immoral practices can emerge."
The sociologists surveyed a diverse group of more than 350 university students in a two-phase study that measured students' moral identity, assessment of specific situations as having a moral component, and moral emotions, such as guilt and shame. The students first were asked how they responded in specific situations where they had a choice to do the right or wrong thing; for example, copy another student's answers, drive home drunk, take an item, give to charity, allow another student to copy their answers, let a friend drive home drunk, return a lost item, or return money to a cashier.
Three months later, survey respondents were asked how to rate each scenario in moral terms, and how they thought individuals ought to feel following doing the right or wrong thing in each situation. The students placed themselves along a continuum between two contradictory characteristics ? honest/dishonest, caring/uncaring, unkind/kind, unfair/fair, helpful/not helpful, stingy/generous, compassionate/hardhearted, untruthful/truthful, not hardworking/hardworking, friendly/unfriendly, selfish/selfless, and principled/unprincipled. The more that individuals endorsed themselves as honest, caring, kind, fair, helpful, generous, compassionate, truthful, hardworking, friendly, selfless, and principled, the higher their moral identity.
Wherever individuals are located on this continuum, they act with the goal of verifying the meanings of who they are that is set by their moral identity standard, Stets and Carter said. "We found that individuals with a high moral identity score were more likely to behave morally, while those with a low moral identity score were less likely to behave morally. Respondents who received feedback from others that did not verify their moral identity standard were more likely to report guilt and shame than those whose identities were verified," they said.
The goal is to live up to one's self-view however that appears across the moral continuum from being very uncaring and unjust to very caring and very just, the researchers said. "When the meanings of one's behavior based on feedback from others are inconsistent with the meanings in one's identity standard, the person will feel bad," they said.
More research is needed to identify the source of moral identity meanings, Stets and Carter said. "Exposure to particular social contexts and individuals may encourage a higher moral identity," they said. "For example, when parents are involved in their children's lives, their children are more likely to recognize moral values. Schools can also sensitize individuals to moral meanings by providing an atmosphere that fosters justice, virtue, and volunteering. Religious traditions that promote reflection on moral issues and foster charitable work also help individuals recognize moral meanings."
Studying the moral self is opportune given the practices of bankers, stockbrokers, and mortgage lenders whose behavior, in some cases, helped facilitate the recent recession in the United States, Stets and Carter said.
"The cost of their irresponsible practices has touched the lives of many innocent victims, as witnessed in the loss of individuals' retirement savings, homes, and jobs. The fact that a few greedy actors have the potential to damage the lives of many (as evidenced in the Bernie Madoff case) brings issues of right and wrong, good and bad, and just and unjust to public awareness," they said. "To understand the illicit behavior of some, we need to study the moral dimension of the self and what makes some individuals more dishonest than others."

Great software. The hardware, not so much. Crayola's iMarker ($29.99) is designed to work with Crayola's excellent ColorStudio HD app for the iPad, letting kids fill in an infinite array of coloring pages without making a mess. But you don't need the iMarker to enjoy the free ColorStudio app, and the less-expensive AppCrayon ($9.99) works better.?
The iMarker is a clunky plastic cylinder which you have to install a battery into, using a tiny Philips-head screwdriver (not included). It's big for a child's hand; at 5.5 inches wide and almost three-quarters of an inch in diameter, it was much larger than other children's styli we've tested. Hitting a button on the back of the iMarker makes the Crayola logo light up, and it's ready to play. In active mode, it only works properly with the ColorStudio HD app, and it requires quite a lot of force to color properly?at least for a six year old.
Our six-year-old tester, Nina-Rose, liked the iMarker once she knew to push down hard enough. The rubbery tip had decent friction against the iPad's screen, and the iMarker has palm rejection?you can rest your hand on the screen and color at the same time, and the app doesn't make splotches where you've put your palm.
While the iMarker isn't awful, it's too big, it's made of a somewhat uncomfortable plastic, and it's locked to Crayola's app. The competing AppCrayon ($9.99, 4 stars) works with a wider range of apps and is more comfortable to use, though it lacks palm rejection.
